• Open draperies for day showings and turn on lights (both day and night.)
  
• Even consider cutting back shrubbery that blocks natural light from coming through windows.
  
• For evening showings turn on exterior lights and landscape lighting.
  
• Turn on gas logs or burn a Durflame log in fireplaces.

Set the Mood

• Smells of smoke, pets or strong food odors can be offensive, make sure to air out your home prior to showing.
  
• Use a simmering potpourri pot or boil cinnamon sticks on the stove. Grind fresh lemon in the garbage disposal.
  
• The right soft music playing in the background may set just the right mood for a showing, but noisy stereos or televisions can ruin it. Check with your agent if you're in doubt.
  
• Small containers of fresh flowers, candles or a bowl of fresh fruit add warmth and a decorator touch.

Remember the Practical Things

• Get together all manuals and warranties on appliances in the house.
  
• Put together a list of any items to be excluded from the sale of the home. Whenever possible remove these items before your home is shown.
  
• Keep a low profile, leave the house if possible during showings, or stay in the background.
  
• Keep pets kenneled and out of sight.
  
• Let your agent be the one to answer questions, do the talking and handle negotiations.
  
• Play it safe. Remove keys, jewelry and small valuables from the home during showings.
